Generally speaking, how is the real estate market in northern Missouri? Is this a good time to put a house on the market? Is there a certain time of year that is best for placing a house on the market?

Generally speaking December and January are typically slower – which directly relates to the Holidays and the cold weather.

 

If someone is interested in selling their home, I feel this is a good time.  The number of buyers is less than normal, but there is a good chance this will change.  First time buyers are being offered up to $8,000.00 (10% of the purchase price).  Folks who currently own a home are being offered up to $6,500.00 on their next home purchase.  The deadline for getting these rebates is rapidly approaching.  A buyer must have a firm contract on a property no later than April 30, 2010 and must close before July 1, 2010.  These are substantial amounts of money.  The government has guidelines, including the fact that it must be your primary residence (this program is for homeowners not investors).  As usual we suggest you contact your tax preparer. 

 

Now that I’ve gone through all of that, the bottom line is that the government is offering up to $8,000.00 or up to $6,500.00 to encourage a person to buy your home, And is willing to give you money off your next purchase.  Not a bad deal, especially when you consider stable prices and low interest rates.  So yes it is good time to list your home!
